Roof Repair vs. Replacement: How to Know Which One You Actually Need
One of the most common questions we get from Albuquerque homeowners is some version of: “My roof is leaking, does that mean I need a whole new roof?” Almost always, the honest answer is no — not right away. Here is how to think about the decision the way we do during an inspection.
Signs a Repair Is Usually Enough
If the roof is under 15 years old, the leak is isolated to one area (like flashing around a chimney or vent), and the underlying deck is dry and solid, a targeted repair typically solves the problem for a fraction of replacement cost.
Signs You Are Looking at Replacement
Widespread granule loss, multiple past repairs in different areas, soft or spongy decking, or a roof already past 20 to 25 years old are all signs that further repairs are just delaying the inevitable and spending money that would be better put toward a new roof.
The Real Cost Comparison
Minor repairs in the Albuquerque area typically run $250 to $800. Mid-range repairs run $800 to $2,500. A full replacement is a bigger number upfront, generally $8,000 to $20,000+ depending on size and material, but resets your maintenance clock for 20+ years.
Our Honest Repair vs. Replace Rule
We use a simple rule internally: if a repair will reasonably hold for 5+ more years, we recommend the repair. If we would be surprised if it held for even 2 years, we say so directly, even though a repair is a smaller job for us.
